Terra Technologies scientists performed a Jurisdictional Assessment of this 180-acre parcel, which is located in the Lake Jacomo area. This property is slotted for residential development including the creation of more than 150 lots.

The site was found to contain several wetlands, an intermittent stream and numerous ephemeral channels on the site. Additionally, a special aquatic assessment was undertaken to determine the extent of any impacts caused by proposed sewer lines which would cross two of the streams on the property.

Most significantly, Terra Technologies helped the client to recognize that four farm ponds on the site, totaling more than 3 acres, were not under the jurisdiction of the U.S. Army Corps of Engineers because they were considered isolated, exempting them from any mitigation requirements.

Also significant is the fact that the applicant successfully avoided and minimized impacts to historic Ozark glade formations throughout the entire project area, preserving numerous acres through perpetuity with the placement of a conservation easement on selected areas of common ground.  Horticulturalists with Terra Technologies also designed for additional stream plantings and wetland recreation to meet federal and state mitigation requirements. 

Park Ridge Residential Development received its Nationwide Corps of Engineers Section 404 Permit and a separate Missouri Department of Natural resources Section 401 Water Quality Certification. Construction of the project will begin in Spring 2006.
