Terra Technologies was retained by Gateway Greening, a nonprofit organization dedicated to community development through community gardening, to perform a Phase I Environmental Site Assessment (ESA) of the Subject Property followed by a Limited Phase II Subsurface investigation.

Several Recognized Environmental Conditions were identified as part of the Phase I ESA. Based on the results of the historical records review, three separate properties operated as automobile repair facilities for a number of years. Based on the typical use of petroleum products, solvents, paints, etc. at automobile repair facilities and the length of time the facilities operated, these facilities represented an environmental concern to the Subject Property.

Consequently, a Phase II Subsurface Investigation was performed to determine whether the historic activities identified in the Phase I ESA had impacted the subsurface in the vicinity of the Subject Property. Subsurface soil sampling was performed using direct push technology (Geoprobe®). Soil samples from six probes were screened in the field using a photoionization detector (PID) and visually evaluated for evidence of impact. The six probes were advanced to total depth ranging from 12 to 26 feet below ground surface, depending on the probe location. A temporary piezometer was installed in one of the probes for collection of water samples. The soil interval from each probe exhibiting the most significant evidence of impact (i.e., staining and/or odor) was submitted to the laboratory for analysis.

Based on the observations made during the Phase II Subsurface Investigation and the laboratory analytical results, soil and groundwater impact was not observed at the locations investigated at the Subject Property. Therefore, based on the results of the investigation, the properties identified as a Recognized Environmental Condition to the Subject Property as part of the Phase I ESA did not appear to represent an environmental concern to the Subject Property.
