Terra Technologies has completed a significant number of Phase I Environmental Site Assessments (ESA's) throughout the Midwest and across the United States.
Many consultants do not take the time to perform a thorough city directory review or obtain relevant and pertinent historical information to be able to accurately determine the history of a property. Any firm can see the obvious. Terra Technologies’ strength lies in being able to piece together the history of a site through multiple sources of information to be able to identify any potential environmental concerns.
Phase I Environmental Site Assessments performed by Terra Technologies are complete and thorough to typically exceed the American Society for Testing and Materials (ASTM) standard E1527. The comprehensive report provided in a timely manner allows the property transaction to proceed without delay.
Every Terra Technologies employee is trained to treat the Subject Property as if they were personally going to purchase the property. Even new employees with experience in performing Phase Is with previous companies are still trained to ensure they understand the importance of identifying all potential environmental concerns. All Phase I reports are initially peer reviewed followed by a Principal review by a Professional Engineer licensed in the State of Missouri.

The ASTM standard for the performance of Phase I ESA's is being replaced by the Standards and Practices for All Appropriate Inquiries (AAI) - 40 CFR Part 312. EPA’s latest word on the schedule for promulgation of AAI rule is still by year-end 2005. Therefore, depending on the promulgation date of the rule, all environmental due diligence activities must comply with the new rule.
Terra Technologies has been closely following the AAI process in preparation of the change. Some changes are subtle while others are more substantive. The new rule follows the ASTM E-1527-00 standard in many areas, but it does add certain new levels of investigation
Under the proposed regulation, environmental professionals must meet specific education, experience and certification requirements under the AAI rule. Terra Technologies professionals responsible for the completion of Phase I ESA's/AAI's meet these new requirements.

Phase II Investigations are focused to investigate those areas of real environmental concern and provide the necessary information to assess potential impact and direct future activities at the site. The latest risk assessment evaluation methodologies are applied to determine whether potential pathways are complete and represent a true risk to human health or the environment. Terra Technologies has significant experience in the completion of Phase II investigations from the collection of a limited number of soil and/or water samples collected using a geoprobe through large multi-media site wide investigations.
